Located on Route 128 between Route 2 and the Mass Pike, 200 Smith Street was once home to a U.S. Postal Service facility.
Anchor Line Partners acquired POST at 200 Smith Street in Waltham in 2015 from the United States Postal Service. The former mail sorting facility consisted of a cavernous industrial building and adjunct office building totaling approximately 300,000 square feet. Upon acquisition, ALP embarked on a redevelopment strategy to transform the asset into a vibrant light-filled and airy campus that would cater to today’s technology and life science community. Over the course of 3 years, ALP executed upon its redevelopment strategy, resulting in one of the most unique office/lab facilities in the Boston metropolitan area. The property was expanded to 426,000 square feet and was 100% leased to three tenants upon completion including Boston Dynamics, ElevatBio and Deciphera. The central component of the redevelopment includes an open courtyard leading to individual tenant spaces, as well as a 15,000 square foot amenity center. ALP subsequently sold the asset to Healthpeak for $320 million in April 2020.
